This is without question the superior site in Ferrymead. It has high profile exposure and traffic. This site, located adjacent to the marine environment, deserves special treatment. Considerable time, effort and money have gone into architectural design, building specification, finish, signage and landscaping. Key points:

Access
Ferrymead is a hub that services the affluent eastern beach and hill suburbs. It also services the neighbouring suburbs of Heathcote, Brookhaven, Lyttleton, St Martins, Opawa and Beckenham. Destination shoppers from other affluent suburbs like Cashmere are only 15 minutes away and willing to travel if desirable shops and services are available.
The site has 3 major vehicle access ways from 2 arterial roads. Primary access is via Humphreys Drive. Ferry Road traffic can access the site via the right of way as can shoppers from Woolworth’s directly via linkage to Woolworth’s car park. Access to and egress from the site is straight forward.
There is a pedestrian walkway and landscaping along Humphreys Drive linking Tidal View to the East via pedestrian crossing, (7 story apartment block starting construction July 2006), and council wetlands to West. There is excellent pedestrian linkage with other Ferrymead shopping.
Roading projects on Humphreys Drive (widening), Ferry Road (traffic lights) and Ferrymead Bridge (4 lanes) have and will continue to improve traffic flows. Since lights and widening at Dyers Road intersection in 2004 traffic has continued to increase on Humphreys Drive. Humphreys Drive traffic has grown 22% over the last 5 years and will continue to grow. Ferry Road traffic is static by comparison.
Humphreys Drive (13,800 movements/day) carried 85% of Ferry Road (16,300 movements/day) traffic for the 5 year period up to September 2005. By comparison, Ferry Road carried 71% of Fendalton Road (23,000 movements/day) traffic. Together Humphreys Drive and Ferry Road carried 30% more traffic than Fendalton Road. Humphreys Drive Traffic continues to grow while Ferry Road is relatively static.
